Websites for estate agents and property agencies in Spain

An estate agency website has two audiences: buyers looking for a property, often from abroad, and owners deciding who should sell theirs. A good site shows your listings with clear photos and data, lets buyers filter without frustration and, above all, helps you win instructions from vendors. We design websites for estate agents across Spain that are fast on mobile, easy to update and fully bilingual.

More than a shop window of listings

The big property portals dominate buyer searches, so trying to compete with them on volume makes little sense. Your website has to offer what a portal cannot: local knowledge, trust in your agency and a reason for an owner to choose you to sell their home.

That means explaining how you work, your speciality (an area, a type of property, international buyers), how you value a property and what you do to sell it — photography, marketing, viewings and negotiation.

Essential pages for an estate agency

  • Properties for sale and rent, with filters by area, price, type and bedrooms.
  • Property pages: photo gallery, floor plan if available, features, approximate location, energy rating and a contact or WhatsApp button with the reference.
  • Sell or let with us: what you do for owners, plus a valuation request form.
  • Area guides: genuinely useful information about the towns and neighbourhoods you cover.
  • Buying in Spain: a guide for foreign buyers (NIE, notary, taxes, timescales).
  • About the agency and contact.

Spanish rules for property advertising

Since 2013, the energy performance rating must appear in every advert for the sale or rental of a property in Spain (currently regulated by Royal Decree 390/2021). On your website, each listing must show the rating or state that it is being processed.

Some regions have their own rules — in Catalonia, for example, estate agents must be on an official register and display their number. The website must also identify the company that owns it (LSSI) and explain how data from contact and valuation forms is used (GDPR).

Built for international buyers

On the coasts and islands, a large share of buyers come from abroad. Listings in English (and other languages if your buyers need them), prices clearly presented, a buying guide that explains the Spanish process and quick contact by WhatsApp or video call make a real difference to how many serious enquiries you receive.

Recommended features

  • Integration with your property management software (CRM) to publish listings without double work, where your CRM allows it.
  • Fast search filters on mobile.
  • WhatsApp button on every listing with the reference pre-filled.
  • Valuation form to capture vendor leads.
  • Maps with approximate location, without revealing the exact address if you prefer.
  • Photo galleries that load quickly even with twenty images.

Price

A simple corporate website costs €500 + VAT (€605 incl. VAT), with up to 5 sections. A property catalogue with search, listings, CRM integration and several languages needs a tailored quote: we prepare it free of charge once we know how many properties you manage and which CRM you use.

Frequently asked questions

Can the website connect to my property CRM?

Many property management systems can export listings or offer an integration. We check yours and, where possible, your website updates automatically when you change a listing.

Do I have to show the energy rating online?

Yes. The energy rating must appear in sale and rental advertising, so we include it on every listing.

Is a website worth it if I already use the portals?

Yes. Portals serve buyers; your website builds your agency's brand and, above all, attracts owners looking for someone to sell their home.

Can listings be shown in several languages?

Yes. Each language gets its own pages, so buyers searching in English, German or other languages find the right version. Each language is quoted separately.

How much does an estate agency website cost?

From €500 + VAT for a corporate site. A full property catalogue with search is quoted individually.
